Note 01Leasing

The quiet cost of holding out for rent.

A property advertised fifty dollars a week above the evidence rarely gets corrected in week one. It gets corrected in week five — after four weeks of vacancy have already been paid for.

On a $700 rental, that is roughly $2,800 spent to chase $2,600 a year, and only if the higher figure holds for a full twelve months. The arithmetic almost never works. What does work is pricing to the top of what the comparable evidence genuinely supports, presenting the property properly, and having it leased inside the first fortnight while enquiry is at its peak.

Time on market is the most expensive line item in a landlord's year and the one most often ignored, because it never appears on a statement. Vacancy is invisible. Rent is not.

Why buildings, not suburbs, set the price.Market

Brisbane does not move as a single market. Much of its investment-grade stock is apartments, and an apartment comes attached to a building — each with its own history of levies, sinking-fund position, defect record and letting-pool arrangement.

Two apartments on the same floor plate of two neighbouring buildings can be separated by tens of thousands of dollars because one has a healthy sinking fund and the other has a special levy pending. A suburb median tells you nothing about either. Buyers here compare buildings, not suburbs, and increasingly they compare outgoings rather than headline price.

That is why an assessment starts with the building rather than the suburb, and why the body corporate records are read before the marketing is written. Depth is the only way to answer the question that actually determines the result: what is this specific apartment, in this specific building, worth to the particular buyer who wants it?

What a fixed fee is actually for.Practice

Most commission structures quietly reward volume: sell more, sell faster, at whatever number clears. A fixed fee removes the negotiation about the negotiation before it starts.

Ours is 2.0% plus GST, quoted before a campaign begins, with marketing priced in writing and legal disclosure prepared at cost. No settlement-day additions. No administration line that appears at the end and is never quite explained.

It is not the cheapest fee in Brisbane and it is not intended to be. A heavily discounted agent has every incentive to accept the first acceptable offer rather than the best one, and that gap is usually far larger than the saving. What a fixed fee should be is explainable in a single sentence — a reasonable test for any professional charge. If the number cannot be explained simply, it is usually doing something other than paying for the work.
